I run Welscape, a one-man sustainability consultancy working almost entirely as a subcontractor to developer, landlord and contractor teams - supporting delivery across SKA Rating, BREEAM, Fitwel, ActiveScore/ModeScore and WiredScore.
Whether a team needs an extra pair of hands on a single certification or ongoing support across a portfolio, I fit into existing workflows and take the work off your shoulders - from initial assessment through to submission.
My bread and butter is commercial fit-out and refurbishment; Offices, workplace, Cat A and Cat B - I've certified over 50 projects across RIBA stages.
My focus is helping projects meet industry-leading health, sustainability, and net-zero standards while enhancing asset value, tenant experience, and long-term marketability. With a background spanning multiple certification frameworks, I bring the specialist knowledge teams need without the overhead of a larger consultancy.
My Approach
Most projects are already moving by the time I'm brought in. The design is progressing, the programme is fixed, and someone needs the certification handled without it turning into another thing to manage.
So the approach is fairly simple. Find out where the project actually is, tell you early what's realistically achievable, and then get on with it.
I get in early
The cheapest time to fix a certification problem is before anything's been ordered. I'd rather tell you at Stage 3 that a credit isn't achievable than at Stage 5 when the ceiling's already in. If something's at risk you'll hear it from me straight away, along with what we can do instead.
I work inside your process
Your templates, your trackers, your reporting cadence. I'm not going to ask a design team to learn a new system halfway through a project. If you want me on your calls, I'm on your calls. If you'd rather I stay in the background and hand you finished evidence, that works too.
I'm realistic on programme and cost
Certifications don't exist on their own. There's a budget, a programme, and usually a contractor who's already started. I'll tell you what's achievable inside those constraints rather than what looks good on a scorecard. Sometimes a lower rating delivered on time is the right answer, and I'll say so.

Three ways to work together
01 - Overflow Capacity
Your pipeline is full and something has to give. I take one or more certifications off your plate and deliver them to your programme. You stay client-facing throughout.
02 - Named Specialist
Your team is delivering the project but doesn't hold the accreditation in-house. I act as the assessor, working inside your existing workflow and reporting lines.
03 - Ongoing Support
Recurring certification workload across multiple projects. Retained capacity, so you can commit to work before you've resourced it.
